Growing Architectural Trends in Real Estate

I daily have discussions with my buyers regarding their ā€œwantsā€ in a home. I decided to do a little fact checking to see if the following trends are in line with national trends. It appears they are! Here are 10 architectural trends predicted in residential design for the next 5 years. Scaled up or scaled down, large home, small home – they seem to be on-trend. I’ve added my commentary here and there!

1. The open plan space goes mainstream

Though I do get some requests for a more traditional plan with a space for the grand piano, an open plan still seems to be a popular ā€œwantā€.

2. Multiple master suites 

Most definitely! En-suites for guests and visiting adult children. It’s all the better to have one on each level of the home.

3. Off-the-shelf plans

When building or remodeling, choosing a plan that is more mainstream and later tweaking it to make it unique to your needs and style.

4. Freestanding baths

It used to be all about the tile. Now it seems that the bathtub itself is the focal point and when there is space, it’s more of a sculptural form.

5. Charging stations 

Not just for cars but for our multitude of devices. It seems that offices are not so tucked away anymore as work and play are blurred together. These are great wall mounted or tucked under counters.

6. Sustainable Homes

A self-contained unit, or a home able to generate its own power or part of a community that shares resources at a local level. This is said to be the future anyway! Sustainability has been a growing trend for the last ten years and really shows no sign of going away.

7. Tricked-out sheds, rec rooms and caves

These are themed rooms to just hang out in. A place to let your creativity run free and be inspired like a soundproofed music studio and a place to gather with family and friends. It no longer needs to be the room with deer heads above the mantel.

8. Quiet spaces

I call these ā€œwellnessā€ rooms and spaces. Sometimes it’s just leftover spaces like niches off of a bedroom. Leave your phone behind.

9. Clever storage

Taken from the ā€œnot so big house,ā€ cabinetry and built-ins are big requests. People like the bench with storage, cabinets running floor to ceiling, pullouts under an open stair, and alternative pantries.

10. Uber tech

Lost front door key? Locked yourself out? Check out these thumbprints for the entire security system and keyless programmed doors. I personally am not ready for the program kitchen cupboards.
